Payment
Payment must be received during time of registration through Visa/Master/Discover/American Express card. Also tenants have the option to pay via money order, or cashiers check; however, payment must be received in full, 21 days prior to reservation date. Contact owner if you wish to pay by money order or cashiers check. A hot tub fee of $25.00 is required during time of payment, as well as a one-time $195.00 departure-cleaning fee, per reservation. A city tax of 10% will be charged upon completion of reservation.

Deposit & Damages
Property damages that occur during the stay are full responsibility of the tenant. A $300 security deposit is required for each reservation. Security deposit hold of $300.00 will be placed on your credit card 24 hours prior to check in and released after check out, provided there is not a violation of the terms & conditions. The tenant holds responsibility for the following, however not limited to: (1) Missing or Damaged inventory; (2) Any damages requiring repairs; (3) Late checkout without authorization; (4) Absolutely no pets; (5) Absolutely no smoking; Failure to comply with the prior terms may result in a deduction, or forfeiture of your security deposit, and possibly additional charges.

Affairs
Rentals are intended for personal vacation use only. Large parties, affairs, or gatherings are prohibited. Failure to comply will result in forfeiture of your security deposit and eviction. Bachelor, Bachelorette, Graduation, Sorority, Frat parties etc., are not permitted, no exceptions. Quiet hours are from 10:00 pm to 7:00 am. If we receive a complaint from the neighbors, you will receive a verbal warning. If we receive a second complaint from the neighbors, you will immediately be evicted and lose your security deposit. If the police are called even once, you will immediately be evicted and loose your security deposit.

Occupancy
Maximum occupancy of this home is 12 people

Supplies & Amenities
Paper towels, trash bags, dishwashing detergent, towels, bed linens, toilet paper, and shampoo are provided for the maximum occupancy number.

Maid and Linen Services
One set of towels per person is provided. Each bed comes with a clean set of sheets and pillowcases. Beach towels are not included. A one-time departure-cleaning fee of $195 is included in your reservation. If daily maid service is required, please make advance arrangements and additional charges will apply.

Entry
An access code to enter the house will be emailed and/or phoned one week prior to arrival date.

Check-in/Checkout Time
Check-in time is 3:00 p.m., early arrivals will not be guaranteed. Checkout time is 11:00 a.m. with no exception. Upon checkout, please ensure that all doors and windows are locked.

Cancellation Policy
If cancellation is made 21 days prior to your arrival date, 50% of your payment is non-refundable. Cancellations within 21 days of arrival time will receive no refund. No refunds will be issued due to, but not limited to, road closures, power, gas, water or cable outages etc. Bookings made around three holiday seasons, which are Fourth of July, Christmas, and New Year, all payments are non-refundable.
